RECRUITING: SURVEYOR

As a Quantity Surveyor you will provide full procurement, financial control and reporting for a number of live sites from commencement to completion. Sites will range from 25 to 300 units and be located at various locations, but generally within 1.5 hours of Spitfire Homes Head office.

KEY RESPONSIBILITIES

As a Quantity Surveyor for Spitfire Homes you will report to the Commercial Manager and will be responsible for the following:

PROCUREMENT
  • With assistance from Commercial Manager prepare subcontract Enquiry List for approval by both the Commercial & Construction Directors.
  • Prepare full enquiry pack, collating all tender information, ensuring fully compliant tender packs are issued within a timely manner.
  • Analyse tenders upon return to ensure compliant bids are received.
  • Prepare detailed breakdown of build cost assessed against land acquisition pack.
  • Prepare tender analysis comparing individual tenders against each other and against build cost within land acquisition pack within a timely manner.
  • Prepare tender authority sheet, including recommendation to Commercial Manager for placing sub-contract order.
  • For new contractors, ensure Health and Safety Contractor Competency Questionnaires are issued; analyse and action returned questionnaires.
  • Request Health and Safety Policies, Method Statements and Risk Assessments and issue to Site \ Spitfire H&S Advisor where required.
  • Ensure all health and safety information is available and issued to site.
  • Compile sub-contract Order, issue for contractor to sign, and ensure Order is returned prior to work commencing.
  • Attend pre-start meeting, handover completed, procurement pack issued to site team.
  • Prepare Customer Extras Sheet for Commercial Manager to agree with Sales Director. Price agreed customer extras list with final sub-contractors. Issue Customer Extras List at pre-start meeting.
PAYMENTS
  • Ensure sub-contractor weekly and monthly applications for payment are analysed and checked.
  • Prepare interim payments for approval by Commercial Manager.
  • Issue contra-charges as appropriate.
  • Keep Payment Record Sheets up to date following completion of each weekly and monthly payment run.
  • Highlight claims for additional works outside Budget Estimate Summary and report to Commercial Manager.
  • Settle all Final Accounts expediently after works complete.
VALUATIONS
  • Carry out monthly progress checklist on site for all sites.
  • Input progress monthly on valuation system.
  • Prepare sub-contract accruals.
  • Produce monthly CVR for all sites in a timely manner for issue to the Commercial Manager.
  • Attend monthly meeting with Site Manager to discuss content of CVR and areas of risk and opportunity.
OTHER
  • Projecting and monitoring of Work in Progress.
  • Benchmarking costs across different sites.
  • Follow change control procedure.
  • Issue Variation Orders as appropriate.
  • Attend sites regularly and frequently to support site staff.
  • Meet contractors on site on a regular basis to develop business relationship.
  • Ensure familiarity with Spitfire Homes Health, Safety and Environmental policies and comply with employee responsibilities.
  • At all times comply with company policies, procedures and instructions.

OBJECTIVES AND KPIS

Your KPI’s will be set by your line manager and will be based around:

  • Company performance and target profit
  • Individual contribution to the team in order to achieve programmes and budgets
  • Accuracy of Commencement Budgets and CVRs
  • Subcontract Management of Payments, Variations and Final
  • Health & Safety and Customer Care
KNOWLEDGE, SKILLS & EDUCATION

As a Quantity Surveyor you will be required to demonstrate your qualifications in the following areas:

  • Minimum HNC \ D In Construction Studies \ Quantity Surveying.
  • Minimum 5 Years’ Experience within the House Building Industry in a surveying role.

Some further experience appropriate for this role would be:

  • Excel
  • COINS
  • Doc Hosting Drawing Management desirable but not essential
