Discounted Market Value Homes at Blackthorn

In order to help meet local housing demand in Crowle, and to support eligible buyers who may otherwise be unable to purchase a new home at full open market value, a limited number of properties at Blackthorn are being offered as Discounted Market Value homes.

This means that eligible buyers will be able to purchase select properties at 70% of the approved open market value.

To qualify for one of the Discounted Market Value homes at Blackthorn, applicants must meet a set of criteria, outlined below.

Eligibility Criteria

Purchasers must meet all of the following:

• Be approved by Wychavon District Council as being in need of affordable housing
• Be unable to afford the property at full open market value
• Purchase the property as their sole residence
• Meet the relevant local connection criteria (outlined below)

Local Criteria

In line with the planning agreement, priority will initially be given to applicants with a connection to Crowle Parish.

If no eligible purchaser is found, the criteria may be widened, first to applicants with a connection to the wider Parishes, then to applicants with a connection to the District of Wychavon.

Purchasers must meet one of the below:

• Have lived in Crowle Parish by choice for six months out of the last twelve months, or for three years out of the last five years
• Have close family living in Crowle Parish who have been permanently resident for at least the previous five years
• Have permanent paid employment in Crowle Parish
• Have a local connection to Crowle Parish as a result of special circumstances, subject to approval by Wychavon District Council

Close family is defined as mother, father, brother, sister, adult son or adult daughter.
