First Homes at Rosedale

In order to meet the local housing demand in Wolston, and to help support first-time buyers with getting themselves on the housing ladder, a number of properties available at Rosedale are being offered as part of the Government First Homes scheme.

This means that eligible buyers will be able to purchase select properties at 70% of the open market value. To qualify for one of the First Homes at Rosedale, applicants must initially meet a set of pre-defined national and local criteria, outlined below.

National Criteria

Purchasers must meet all of the following:

• are aged 18 or older
• are first-time buyers
• are able to get a mortgage for at least half the price of the home
• are buying the home as part of a household where the total income is no more than £80,000 per year

Local Criteria

Purchasers must meet one of the following:

• been continuously resident within Wolston or an adjoining parish, or the Rugby Urban Area for the last five years
• been permanently resident within Wolston or an adjoining parish, or the Rugby Urban Area for 5 years or more, within the previous 20 years
• has a contract of permanent employment at a workplace within Wolston or an adjoining parish, or the Rugby Urban Area
• has current family associations (parents, sons, daughters, brothers, sisters) who have lived within Wolston or an adjoining parish, or the Rugby Urban Area for the last five years
• are someone needing care from a person in Wolston or an adjoining parish, or the Rugby Urban Area
