First Homes at Rosedale

In order to meet the local housing demand in Wolston, and to help support first-time buyers with getting themselves on the housing ladder, a number of properties available at Rosedale are being offered as part of the Government First Homes scheme.

This means that eligible buyers will be able to purchase select properties at 70% of the open market value. To qualify for one of the First Homes at Rosedale, applicants must initially meet a set of pre-defined national and local criteria, outlined below.

National Criteria

Purchasers must meet all of the following:

  • are aged 18 or older
  • are first-time buyers
  • are able to get a mortgage for at least half the price of the home
  • are buying the home as part of a household where the total income is no more than £80,000 per year

Additional Local Criteria (set until September)

In line with the terms of this Government scheme, these homes will initially be offered exclusively to those who also meet one of the following criteria. This exclusivity period ends in September, after which you are only required to meet the National Criteria outlined above. 

Purchasers must meet one of the following:

  • Are a Key Worker
  • Are an Armed Services Member
  • Have a local connection to the village (detailed below)

Defined as a member in one of the following:

  • Royal Navy
  • Royal Marines
  • British Army
  • Royal Air Force

This also includes former members who were employed in one of the above within the last 5 years, divorced or separated spouse/civil partner of a member, or a spouse/civil partner of a deceased member/former member whose death was caused wholly/partly by their service.

Defined as an employee in one of the following areas:

  • Health
  • Education
  • Community safety

Such as NHS staff, teachers, police, firefighters, social care and childcare workers

Been continuously resident within Wolston or an adjoining parish, or the Rugby Urban Area for the last five years

Been permanently resident within Wolston or an adjoining parish, or the Rugby Urban Area for 5 years or more, within the previous 20 years

Has a contract of permanent employment at a workplace within Wolston or an adjoining parish, or the Rugby Urban Area

Has current family associations (parents, sons, daughters, brothers, sisters) who have lived within Wolston or an adjoining parish, or the Rugby Urban Area for the last five years

Are someone needing care from a person in Wolston or an adjoining parish, or the Rugby Urban Area
